A. Take out the strainer/drain at the bottom of the unit. There is probably a piece of glass down there. If That's not the case your problem may be worse i.e. the pump is out. I wouldn't tell your landlord that a glass broke in it, he may try to pin the repair on you. Also, depending on what state you live in you most likely have a right to hire out the repairs if the landlord is not available to remedy the problem within a resonable period of time. If it's going to be awhile then I would pay to have it fixed and simply send the landlord the invoice along with your rent less the repair charges.

Q. I have a twelve-year-old central A/C system in my condo (two floors, 1000 sqft). I had an A/C tech from a well known local company try and service it yesterday. It's a 4lbs system, and he put in 2lbs to test. He said there is a leak in the system. He didn't charge me for the 2lbs of freon, only $89 for the service call. He said the next step is to vacuum the system and check for leaks which will cost $379, plus however much it costs to fix the leak. He coming back today to perform this service.. I only intend to live in my home three more years. -- Should I pay to have it checked for leaks plus however much it costs to repair (could be a leaky joint, compressor or evaporator), just to have it possibly go bad next season or two? -- Should I just pay for a new system? I imagine it would cost $3k-$4k. Though, probably wouldn't have much of a return on it when I sell the condo in three years.

A. As a general rule, repair it if the cost is less than half the value of what you are repairing. When you exceed the 1/2 value, then is a good time to replace it.

AC is a very hi pressure system. You can be injured. Take the car to the shop and they will trouble shooot the system and fill if necessary...

Q. My Kenmore air conditioner's coils are frosting up. Why would that happen and is it fixable and can we do that ourselves or do we need to call a technician?

A. Try a good cleaning of the coil. You can get some foaming coil cleaner at hardware or Home Depot. I have used foaming bathroom cleaner. If that doesn't work probably low on refrigerant (Freon). There is usually no way to add refrigerant to window a/c. You can install line tap or install valve in the line. If you are low on refrigerant, it has a leak and would need repair. Most smaller window a/c's are just replaced. After a couple of years the fan motor quits and usually costs more to fix it than it's worth. If it's a "big" unit with heat it might be cost effective to fix it. I'm an a/c tech and can fix my own. I think it will be hard to find someone to work on it cheap enough.

1.00 HVAC Question: Replace vs Repair?

Q. We have an old HVAC system (20yrs old). We found our basement partially flooded yesterday from water from the AC. It must have been leaking for about a week by the looks of it. The pump appeared to have stopped working. So, I turn off the AC and remove the pump and put the pipe and the hose into a bucket to prevent any further leaking. After a few moments no more water filtered through the system into the bucket. We called an emergency HVAC service & he comes out. The guy looks at the blower inside & the pump which I removed. He tells me that you can get water for any number of reasons and waves off my reference to the seemingly faulty pump. He then goes to the outside unit & asks me to turn the air back on. So, I do and it IMMEDIATELY starts blows cold air. I go outside & after a few minutes with the monitor in the unit, he tells me that the unit is shot because we're getting no output and it is freezing over. According to him, we need to replace the unit. $7500 for a Westinghouse 13SEER (FS4BD030KA) looks like the best option. So.. since: 1.) The unit blew cold air when we restarted it when he asked me to turn back on briefly. 2.) No more water at all leaked into the bucket overnight while the system was turned off (if it was "freezing up", wouldn't the "frozen" water melt and drain into the bucket?) To me (the layperson), it seems like he's just out there to sell me a new system. I think that if the pump is replaced that the AC may continue to run properly. It's a $50 possible solution vs a $7500 replacement. Any opinions would be greatly appreciated. Thanks. He did have a gauge hooked up to the outside unit when he told me it was getting no output. The pump was bad. I replaced it but it took about an hour for the temp to drop from 80 to 79degrees... not looking good.

A. First off, by pump if you mean the compressor then, depending on the size of the compressor he could be telling you the truth. Look on the outside unit, there should be a panel with 1/4''-5/16'' bolt-screws. Take it off if you do not see the condenser fan motor running on the unit, make sure if the air is blowing hot or if it is working at all. Note: Put your thermostat inside in the ON position and Cool. If the condenser fan motor (fan on the unit outside) is not working, then your condenser fan motor is bad. If the motor does work, then here is a list of possible problems: 1). Bad compressor (Note: Change In-Line Filter Drier and all filters inside and outside) 2). Ultra Zone Zoning Board 3). Low or Out of Refrigerant 4). Expansion Valve (Usually, the problem 9 out of 10 times; if it is freezing up on the refrigerant lines in the return air duct; take your panel off the wall and see if it is freezing there). 5). Needs new filters. Sounds like to me that it is the condenser fan motor on the outside unit, because if does not work it will take forever to cool down inside the living space.
